We find the land, structure the capital, design, build and run the asset.
Southern California, Northwestern Mexico and Mexico’s Pacific coast.
GRUBSA is the real estate development platform of Bas Group. One organization covers the whole life of an asset, from research and structuring to architecture, construction and operation, so our capital partners deal with one team from the first site visit to a stabilized property.
Combined record of Bas Group companies across residential, hospitality, mixed-use, commercial and industrial real estate, master-planned communities and infrastructure.
What began as a construction business in Mazatlán is now an integrated development platform. Each generation has added a capability without losing the discipline that started it.
Bas Holding is created in Mazatlán in 1982. GRUBSA follows in 1984 as an architecture firm, and Grubsa Construction in 1986, with civil engineering at its core. Hotel Palmilla, in Los Cabos, becomes its first work outside Sinaloa, and in 1988 Cervecería del Pacífico becomes a client at home.
The group grows steadily across Baja California, Sonora, Sinaloa, Durango, Coahuila and Nuevo León. From 1996 it builds 65 Burger King restaurants and four Soriana stores.
The group diversifies into housing and founds Grubsa Residencial. Carnaval, Raíces and the Horizon tower take shape in Mazatlán, with San Pedro in Mexicali and Santa Lucía in Ensenada. In 2008, relationships with leading hospitality and retail brands give rise to Grubsa Developments.
Bas Holding founds Adria Capital, a general partner that raises and manages LP funds. Distrito Sur, Parque Quazar and the SuKarne headquarters are built alongside a run of mixed-use centers. By 2016, Grubsa Developments has opened its third hotel and its ninth strip mall.
A strategic alliance takes the group into reserve land. It assembles land positions in Mazatlán and Los Cabos, held and planned for the long term.
Adria Capital enters leisure hospitality with a five-hectare resort reserve on the Mazatlán coast.
Bas Group creates Andaaz Capital, a residential investment platform for second homes in Mexico. Montemar follows in Mazatlán in 2023.
Nearly four decades after Hotel Palmilla, the group returns to Baja California Sur. Adria Capital begins a 140-residence project in Los Cabos.

Ground-up projects built on strategic land contributions. We partner with landowners and capital providers and run every stage, from structuring and planning to stabilization and exit.
Underperforming or underused assets, acquired through seller financing and recapitalization, then repositioned for long-term performance with less capital up front.
Each phase is led by a GRUBSA or Bas Group company, so decisions never pass from one firm to the next. Where the work calls for it, we bring in specialized partners.
Where every successful development begins.
We test the site, the market and the numbers before any capital is committed.
Where vision takes form.
We turn the strategy into a coordinated design, with cost and schedule tracked as it is drawn.
Where strategy becomes value.
We close cost, procurement and contracts so construction starts on solid terms.
Where vision becomes reality.
We lead construction on the owner’s behalf and protect the approved design all the way to delivery.
Where every decision builds value.
We stay with the project from inception to stabilization: governance, capital, commercial strategy and operations.
Whether as sponsor, co-developer, development manager or strategic partner, we structure each partnership to align interests and manage risk.
